Of Timeshare scam artists

To those of you living in Singapore, and who have yet to get that annoying telephone call, a timely warning of a timeshare scam from a company calling itself "GreatConcepts" and claiming to represent a "sponsor" named "O.T. Travel" or, as I have come to find out is in actuality "Oriental Travel". The anatomy of the scam call is as such : 1. Some chap calling claiming that you've won a IBM notebook computer valued at $4,000; they sent the notice to you - didn't you get it? No? Well, they auctioned the "prize" off because it was unclaimed (yeah, you and 2 others who didn't claim their prize). They supposedly even have an advertisement in the local paper highlighting the prize (Wow! Can't believe you didn't see that ad. Well never mind, they have a copy they can fax to you).

Recommended by Anonymous Coward: "I got called up just yesterday, and yes, I wised up having my intuition tell me it was a scam.. (yes, it was an osim chair and $4000, that I allegedly forgot to claim)"

Look like I got the scam today, wasting my time from 3.30 to 6.45pm with them. And when I said that I am not interested, their manager (a malay lady), gave me a look and a remark like I cannot afford it. Since 'case' is unable to help, guess I don't have to write in to complaint, so sad. Hopefully those who got the call will check the website first before attending the talk. Mine talk was by Smith & Baron, CTS ..... membership fee $42,000 with annual fee of $99 for 99 years! Believe it.

Hi, i happened to chance upon this page and read some of your comments. Please do check out NATAS website on the travel agents that are tied to the talk you attended. Some of these agents mentioned in your comments were already terminated.
http://www.natas.org.sg/
This will also give you the opportunity to gauge if the company offering packages are genuine. Alternatively, you can also check on these companies by digging more info from Bizfile ACRA to know if they exist at all or how long they have been around.

Good luck to all!

hi all,
as a warnG, i did attend the Garraway 90 min talk at ngee ann city tower B sometime in yr 2007 & i was given some spa voucher as well as a supposedly free holiday like 5 days, 4 nites thingy. But i will have to pay $100/pax as admin fee first and with the standard waitG period. I was not comfortable as i felt the company sounds like Data Dyanamitz or something is not very credible. Everything is done thru email & the reply is so ambigous and only asking me to remit $ to some posb acct no. first..In conclusion, i didnt use any of the vouchers as well as the holidays nether did i sign up for any schemes wt Garraway..

19th Aug 2009,
I was invited by another company called GMC, selling royalez paradize holiday, http://www.glitteratimarketing.com.sg located at Maxwell house #04-01A, maxwell road. They promised a 75min no pressure presentation & free holiday. Their presentation is exactly the same as Garraway & to my horror, the free holidays conditions are also the same, but by different issuing company. This time its called Capital Gateway Private Ltd, Bedok Central Post office, PO BOX 438 Spore 914602. email is admin@capitalgateway.com.sg. U will first need to remit $100/pax to their DBS current acct no.025-901561-9..
They also gv a $20 outback steakhouse voucher, $20 Myra's beach club voucher & a $50 chinese Dragon restaurant voucher which u wld need to spend $150 first..
The guy who called to arrange for the appointment is called james & his mobile is 81500827, 98140496, the telemarketing no. is 63728-990, 63728-979.
Reading from the post here, i realised all of these companies are scam & out to prey on the ignorance..

To my greatest horror, some of those guys who worked with Garraway are also with this GMC company..They have forgotten my face but i never forget ppl's faces...

Be very careful & do not fall prey to any of these talks. Do not buy or sign for any of these packages. They offered me $18,800 package, then dropped to $15,000, then $7800, then $5800, then $2400...Wow lelong lelong...But I have no $. so how cheap also no money to sign..

I am very sad that our govt actually allows all of these companies to merry go round & prosper as well as how could the sales people be so heartless & lack of conscious? Why are they not quitting and yet choose to merry go round with different outfits???

Thanks Guys for writing in this forum to warn ppl...it is thru reading this forum that my eyes are open & i felt its my social responsibility to warn the public of another similar set up...

These scammers are really like artist. They have great ways to victimized the timeshare owners. Utilizing what might be the possible flaws in timeshare deals and eventually extract considerable amount of money. If money is already involve without any result yet, be extra cautious about it.

As current as July 2009 Oriental Travel Pte Ltd launched another intimidating bombshell bombshell letter. That we MUST RESPOND WITHIN SEVEN DAYS! They played hard ball and aggressively pointed out to us at their office in Orchard Building that we MUST prematurely SURRENDER OUR POLICY and TERMINATE it. Although our policy expires in a few years time.

Only THREE options are on the table or MANDATORY:

OPTION ONE: Accept Gold Crown Resort compulsory upgrade with a likely anticipated exorbitant annual subscription fee. They obviously portrayed GCR as a blood sucking monster. Or in other words a professional syndicate of money exploitation. Oriental claimed that Singapore's CASE (Consumers Association of Singapore) cannot lay a finger on GCR or bring GCR to court as International Law prevails! They highlighted the phrase in the contract, "Terms and conditions may be subjected to change under the scheme rules". This particular clause, they finger-pointedly slammed us on our face that we are bonded with GCR for life! A marriage till death do us aprt. Sarcastically the officer added, "You mean to tell us that our representatives did not highlight THIS FACT to you when you signed this "UP TO THE GRAVE" timeshare agreement. Interestingly, in the beginning, (sometime around year 2001) they told us that we are not subscribing to a TIMESHARE scheme!

OPTION TWO: Pay S$8,000 and receive a guranteed $$$$ in the Thousands of dollars by year end i.e. 2009. Or if you don't have the capacity to pay S$8,000, Oriental will go into a private COMPENSATION rescue arrangement like a big brother with you i.e. they will raise half the amount (S$4,000 as loan) . But you have to PAY Oriental S$4,000 when you receive a $$$$ of several thousands dollars from GRC eventually.

OPTION THREE: Pay legal fee of compulsory termination of policy at S$2,500. Imagine having to pay a quarter of S$10,000 (Timeshare value) as legal fee or their appointed lawyer! They said that it would be useless to engage your own lawyer to execute this termination as Gold Crown Resort will definitely reject or ignore this private request! Yes, GCR will act dumb.

In all the three unfair or uncontested game plans, Oriental will extract monies out of us.

Oriental Travel has been a pain in the rectum the day we subscribe to their scam. Their staff who resigned from their company eventually joined another TIMESHARE comapny and touted us. Everytime they bluffed us that their new company was willing to buy over our TIMESHARE at $$$$$$ amount of money! I wonder why CASE are able to tolerate this practice. I guess Singaporean (and those foreigners) already know the impotency of CASE i.e. a GONE CASE SITUATION organisation. Up to today, I have not received any correspondence from GCR. They simply exist as a shadow. And Oriental plays the monkey game. Yet our Singapore authority tries to impress the world that this is a safe place to put your money.

Meanwhile, I submit my file to my lawyer to pursue the matter.

Posted by Ten Years Timeshare with Oriental Travel* on 22 July, 2009 - 10:27am

I saw your email. And they did the same to me. We bought Gold Crown, and then after 13 months they told us to buy Viva Club as the Gold Crown Resort value is almost nil and it would be better for us to pay for the Viva. And last week what you just mentioned. Is it possible for all of us to work together to get this people to pay us back? On my own, I do not think I can afford a lawyer to proceed against them, but maybe as a collective, I could. Thanks/Mayur

I also got the same call stating that they will buy back the timeshare with my money returned . Another tactics of bringing people to their office and force to accept options put on the table .

why are so many heartless ppl going around cheating using timeshare.

Posted by Anonymous Coward* on 16 July, 2009 - 10:42pm

I think the telemarketer use different names and offer different free gifts under different disguise to lure people to attend.

So beware. Do not fall into such traps. They are just like the old scam company Oriental Travel.

clara did u complain to Marriott? i did n they insist they never sell our information to any parties. That lady who called me claimed i was the 88 lucky person to be choosen to go for the talk n get the free air tix.. she know my hp, husband email, home address n even when ewe went the marriott talk... u can call Marriott about this, they are lookinginto this..

Posted by Anonymous Coward* on 14 July, 2009 - 11:20am

I have received a call from Asialnx. Just wondered whether I should meet them or not. Can this company been trusted? They claim able to buy back my timeshare without paing any upfront fee. Really doubt what they are saying. Any advice?

I have been to Asialinx for the briefing, dont waste your time. (almost 2 hours). They do not need you to upfront any fees. They are an investment resort company, we have to assign all our timeshare weeks to them, 9 months to 1 year....(for them to sell).......after long discussion...and finally....YOU MUST OPEN AN INVESTMENT FUNDS ACCOUNT WITH THEM FOR $15,000.00 for 6 months and guarentee payback together with the sum they agreed to buy from you. What do you think then. (REASON, THEY CANNOT PAYOUT YOUR $$$$ WITH THEIR A/C.) ???? , once bitten twice shy......Dont waste our time. AND I FINALLY FOUND OUT, HEY GUYS OUT THERE, WAKE UP CALL.. DONT WASTE OUR TIME ANYMORE, LEAVE YOUR MEMBERSHIPS ASIDE AND MOVE AHEAD. WORK HARD TO EARN MORE MONEY, GET A PACKAGE TOUR AND ENJOY YOURSELF AND WITH YOUR FAMILIES MEMBERS....CHEERS>!!!!

Posted by Anonymous Coward* on 8 July, 2009 - 5:09pm

Ha? I suppose to meetthem this sunday ntheyoffer to buy my membership for S$30k. So, is really another scam, asking u to open an a/c with them then help u to sell your membership, it's really irritating. we here already lost money for this timeshare why people still want to bug us with more money? Btw, I rec'd another call from CVC funds dept and want me to meet their evaluation centre at shenton hse called Global Capital Recovery, also want to meet me on sunday. Please, anyone here know about this company, any experience?

Hi there,
Just wanna relate 1st experience with a sales guy who came down to discuss the details to my parents:
1) No need to pay any fees..etc. lawyer fees...just pay $500 for the $$ received for admin
may get 75% - 100% of the amount u paid..subject to evaluation
2) 2nd meeting : With Manager to discuss the final decision to sell to them or not...saying it might need 4-6mths to do the transfer.,...why...i'm not sure....
3) 3rd meeting: with 3rd party out-source legal lawyer for the transfer
Just told my parents that they are going to hard-sell to us on opening of financial account if we go up and CASE previously warned ppl of this asialink
http://comsg.blogspot.com/2008_06_01_archive.html....nevertheless they still wanna go down AGAIN...my 3rd time with them.....
Anyway i will update everyone after i go down....if they want us to fork out any $$ which wasw not briefed during our 1st meeting then i will let you guys know again.
I know it's goona waste my time also but what the heck.....

any updates?

Siao liao. I got this travel voucher after the Smith & Baron (CTS) travel talk which I managed to escape without signing. IS this voucher valid??? What shall I do with it? It states $50/pax booking fee cheque to make booking.

Posted by Anonymous Gal* on 25 June, 2009 - 1:16am

Posted by girl* on 26 June, 2009 - 10:23am

u know the company name? call the company who issue the voucher n check... well i still waiting for that holiday but cant advise you..

Posted by Anonymous Coward* on 26 June, 2009 - 1:23pm

hello to you all la, i agree with truth hurts that you all should stop being greedie and stupid when you think you will make money from these resale companies that say you will make so much la, it's a shameful thing to think us singaporeans are seen as easy gullible targets for these resale companies runnned bu our own people don't blame anyone else other than greedie malay or singaporeans setting up these so called timeshare help companies.

Posted by asianman* on 21 June, 2009 - 3:36pm

racist bastard!!

Posted by Anonymous maLay* on 3 August, 2009 - 10:09am

for all you singaporeans that keep going to these so called timeshare scam companies, please look in the mirror as it is your own greed that puts you into a low level of inteligence to return time after time to these so called scam companies, and yes there are many resale companies like max mega, axil, and so on, you don't get something for nothing, so rather then complaining stop being greedy and wake up.

Posted by truth hurts* on 21 June, 2009 - 3:01pm

All I can say is,

-if they whip out a pitch pad and start writing prices.Walk out.
-if they want you to pay a deposit,a service charge, anything because "we can't work for free".Walk out.
-they promise you money if you'll come down.WALK AWAY.

They can't take anything from you.Learn from all your past visits to all these resale companies.Their masterminds are all from the big timeshares. They stole the leads, left the companies, set up makeshift offices and are now fighting over the scraps.

PEOPLE ARE STILL SIGNING UP FOR TIMESHARES EVERYDAY.CREATE AWARENESS.

-It's all fun and games until someone loses an eye..

I would like to inform everyone that as far as I know, each and every one of the options offered for assistance on this or any other forum is just an attempt to gather information to use against people who've already lost so much.

I have unfortunately met many of these timeshare employees and they only think about padding their pockets, drinking their livers rotten and womanising. All with your hard-earned cash,I might add.Your names are dollar signs in their eyes, and every day they fight a new war to take from the middle class poor and buy themselves a new luxury car or condo.

They do their research too,but they never ever go as far as thinking you need to put your kids through school,or that you might need to retire instead of working in Mcdonalds.

In fact some of them earn enough to open up their own little companies, offering to erase your little timeshare problem. They stole all the names from their old company. And if you've been to one of these resale companies before, expect to be harrassed again and again.

These big companies are recruiting new cashcows everyday.YOU ARE GOING TO BE MILKED FOR EVERY CENT YOU HAVE.

These people are ruthless. They will lie, cheat, and steal from their own companies. They will feed off the scraps of others.

How do I know all this?I bloody work for them. And now all I want is to watch them crash and burn.

My wife and I were caught in the same situation with Garraway Enterprises. We were 'caught' by one of those Ah so outside Taka, 90 mins turn out to be 3 hrs and my ERP parking was busted!

Same hard sell and insults. I refused initially and then I said that I will pay on the end of the month. There was one indian manager who wanted me to use my credit card but I refused. So he said that he will call me 1 month later but still no call.

So, there you go, same old story and I still get to collect my free dining voucher.

Posted by Anonymous Coward* on 28 May, 2009 - 5:31pm

I have attended Baron and Smith bull shit on 26th May 09
The lady called me couple of days earlier and sweared by God that there is no obligation, it is just a lecture session. We went through the 3 hour ordeal with Prem / John and the lady Sarin all involved.
Best part was the end. This lady has asked me 4 questions - Do you like it, Do you understand it fully, If you find it affordable will you accept it today, If you find it of good quality will you agree today. I replied affirmative.
At the end of the session I refused. So this smart arse Prem comes to me to cross question - YOU HAVE ANSWERED THESE QUESTIONS BEFORE NOW WHAT IS THE PROBLEM.

I told him that the only problem is their credibility which I doubt. I want to do a reality check in the market. They got scared and immediately handed over the vouchers and let me go.

I think this should be reported to the authorities.

Posted by RS* on 26 May, 2009 - 10:06pm

Hi all,

A company CMC... called to make appointment with me, saying they are interested in buying without paying out any single cents. It takes about 3-4 months to process.. to get back my monies. I will have to fix the selling price.

Anyone have encountered this experience. Please advise, I need good feedback. thank you

never believe them, they are a group of employees that circulate around in singapore buy and sell timeshare.. i have been tricked twice and enough is enough.just hang on to it till expire

Posted by Boon* on 22 May, 2009 - 11:34pm

Thank you Boon for your advise, I think I will never attend such a scam anymore, I have been convinced to put in 20K plus another 10K and I have never use the membership since 2005 by OT.

I would like to warn all Singaporean out there, do fall into the trap signing agreement with them.......The Act of Timeshare will be implemented early 2010.

Posted by Anonymous Coward* on 24 May, 2009 - 3:50pm

Timeshare. Ewwwwwwwww!!!!!

Posted by Anonymous Coward* on 21 May, 2009 - 2:33pm

Max mega got themselves into trouble and yet still trying to call clients up to ask for more money and using the same tactic saying change of management. Did a check on Acra and true enough they had changed hand.
Even the company in Amoy Street had dissapeared, just wandering what could happen next.

Posted by Anonymous Coward* on 2 June, 2009 - 4:24pm

It's a new name "fractional ownership"
WM

Waste of time so called "Free" travel to Phuket, Hong Kong, Beijing Travel – Twists and Turns all the way.

1. The Twist:
- Not time share but “fractional ownership” is this the same thing?
- One week use of a “castle’ in Austria. Not sure if it is a castle but a large villa.
- “Free” travel to Phuket is not free – pay registration fee of $200 (for two), all taxes admin fee (checking to see what it is) and must book 60 days in advance and attend another 2 hr talk in Phuket.
- Five companies involved in this simple deal in all: Exal (non existent in Singapore), Simons & Baron, Concepts Travel Service, Eliais World and Capital Gateway. In the end you do not know who you’re talking to.

Conclusion: It is a complete waste of time and not genuine in their offer of “free” travel to Phuket.

2. Parties involved

For the first mtg:
• Exal Pte Ltd the marketing company that called is not registered with ACRA
• Simons & Baron Ngee Ann Twr B #14-09,
• Concepts Travel Service at Ngee Ann Tower B. across from Simons & Baron

Manager John, Salesman Kelvin

For the lousy Phuket Hongkong Beijing travel holiday:
• Eliais World Pte Ltd
• Capital Gateway Pte Ltd,

3. The Sequence

Start: You receive a phone call saying that you’ve won a prize – free Phuket air and hotel for 2 pax, for 5 days. Qualify you first – monthly earnings above $5k, must hold a credit card. However you must attend a talk at Ngee Ann Tower B for 90 min. This is from Exal Pte Ltd, a marketing agency

Attend talk: This is run by Simons & Barons, classy outfit at #14-09 Ngee Ann Tower B. Well dressed staff in full suit receives you and hands you to a sales consultant, in our case he is Kelvin.
- 45min of polite personal at a discussion room, you sit across a small table with 4 chairs, drinks are served. Chit chat – how long you’re married, how many kids you have, what holidays you have been too.
- Gets manager John to sign off the survey,
- Proceeds to show you the travel service company Concepts Travel Service (CTS) just across the lift lobby. Shows off NATAS, PATA membership.
- Brings you back to the discussion room. Explains how you can save $149k if you sign up for their “castle in Australia” The deal is
- Buy a Fractional ownership (time share?) in a Grogshop Castle at St Martins in Austria. This is North East off Innsbruck. For about S$50k for 30 yr
- Pay a annual maintenance fee of Euro335 (about Sin$1k)
- Get free membership in an exclusive club of 15,000 persons and free service of CTS.
- Get wholesale air travel, hotel rooms, cruise, packages etc.
- The commitment 3 questions
o Do you understand?
o Will you use it?
o Want to commit?

To which we answered Yes, No, and No and Manager John is called in.
John says “You’re not interested in assets?” Acting surprised, I said yes I am but not this type of asset.

John signs off and we go to the lobby to collect the vouchers and “free” travel.

We receive a $20 dining voucher from Outback steakhouse, but must order 2 entres, a free voucher for alkaline filter but must tie into a service contract for a year 3 mths interval, and a free travel package from Capital Gateway Pte Ltd

4. The Turn

You’d think the twist and turn ends but NO. On the back of the voucher from Capital Gateway are the terms and conditions, amongst which has
- must pay $200 for two persons as registration fee
- Must pay for all taxes, admin fee for the air ticket and hotel room. Air ticket is free.
- Air ticket and hotel at the discretion of Capital Gateway.
- Must book 60 days ahead.
- Voucher must be used within 2 mths of the date of issue, but valid for a year.
- Must attend another 2 hr presentation in Phuket.

Booking form for the above is run by Eliais World Pte Ltd, and submitted to Bedok PO box.

Hmmm...sounds familiar. I was invited to this presentation but decided against it as I thinks this is a scam. The telemarketer told me that I am among 88 lucky ones to be picked for this offer. Somehow they know that I have been one at Marriot Vacation Club as they said they are are not Timeshare but a traval agency. She said all I need is to attend a 90 minutes talk in their office in Ngee Ann Tower B 14 floor. No obligation and at the end of it me and my spouse will be rewarded with a voucher consisting of air tickets and hotel accomodation for 2 adults and 2 children to destinations like phuket and Koh Samui. When prode further about hidden charges, she said only need to pay airport tax and admin charge of 80 dollars.

I have attended twice at Marriot Vacation Club presentation and have successfully redeem their Taka vouchers of $200 each time without signing for their membership. They are genuine. I have even paid and try out their property in Phuket which is quite a good offer. But unlike Marriot, somehow my gut feel for this Simon and Baron Lifestyle travel is not to even bother about attending. At the end of the day is a waste of time as they make it dificult to redeem the voucher if you do not sign up.

Hi,

Its simply unfortunate you were invited by a company that does not give away genuine travel gift vouchers. Drop me your email add at dave@dynamikz.com and we'll mail you a proper one. Don't worry, no such nonsense as paying $200 for 2 pax..might as well don't use a voucher! Hear from you soon. Cheers

Well common sense will tell that a flight to HK is obviously more expensive than a flight to Thailand which is why an upgrade to Hk fee is required thus resulting in 200 per pax. Nobody said it was free to begin with. The standard booking fee for Thailand is only 50 per pax not 200.

Hi Dave

It is funny to read this note from you, cos I just recevied one such voucher on 2 Jul 09. It states that " Packages are proudly marketed and distributed by Dynamikz Netwerkz Singapore" and guess what, when I took the time to read through the attached list of long notes in small print - it states that one has to pay $200 per person as booking fee for the "Free" trip to Hongkong... WOW now I see the light why paying $200 for 2 pax is nonsense cos it is ridiculously LOW to the issuing company......

Thank you for exposing such scams. I'm not Singaporean but my sister lives and works in Singapore and I fear she'll be a victim of those scams. I sent her this link to inform her.

Anyway, timeshare brokers will lure you to buying one. Who wouldn't want to own a luxurious resort? But then they'll send you assessment fees, maintenance fees, etc. It can be really stressful for someone who has many other bills to pay and mouths to feed.
The best thing to do is to apply in Timeshare Relief as soon as possible to help you get rid of your timeshare. It'll really bring you a sigh of relief!

Hi Timeshare Relief,

Can I know what is timeshare relief, please advise me.

Thank you.
